Selling Your Home...


Follow 
some of these simple tips
 to increase the value of your home
 prior to selling.




- Open up the space, if you can eliminate partial walls & exposed posts you'll create an open concept space that many buyers today are looking for.

- Update lighting & outdated fixtures like your front door hardware & interior doorknobs.

- Paint the house interior with a neutral tone in an eggshell finish.

- Remove all outdated wallpaper.

- De-clutter your interior, exterior & garage. By de-personalizing the interior, buyers will be able to picture themselves living there.




- Update the kitchen hardware & change appliances to stainless. If possible, add an island but keep in mind that you require 30" of space between counters.

- Update the kitchen backsplash with a classic subway tile & change out the lighting. Paint unattractive kitchen cabinets or have them re-surfaced.

- Replace the faucets in both the kitchen & bathrooms.




- Remove all popcorn ceilings.

- Change out light switch & outlet covers.




- Create a functional outdoor entertaining space.

- Add curb appeal by painting or replacing the front door.

- Add large planters on either side of the front door so it's inviting.

do's & don't 
of Interior Design


* Do use different textures in a room to add interest to the space.

* Do enhance a small space with a few large furniture pieces.

* Do choose accessories that emphasize the color palette used in the space.

* Do play with design trends when you need a change.

* Do make a floor plan & take it with you when shopping for furniture & accessories.


* Don't hang small canvases, pictures or mirrors on a large bare wall, they will get lost.

* Don't choose paint colors in store, take samples home & check the colors in your own lighting.

* Don't have to many things on display at one time, it can make shelving & furniture tops look cluttered.


Remember to put your own personality into the design of your home.

Punch of Color...


Should 
I paint my front door
 black?




black front door 
can be both elegant 
dramatic. 

It 
works well with all other
 color palettes. 

The
 only thing to keep in mind
 is if you don't have contrasting colors
 to act as a backdrop, 
black may make your entry
 feel dark which isn't what 
you want for your
 curb appeal. 

In 
the picture shown above
 the black door
 is definitely dramatic but is offset nicely
 with the white trim
 &
 railings.




Other 
great tips to keep in mind 
when decorating your 
front step or porch:

- your garage door doesn't need to be painted to match your front door but they should blend.

- choose a larger light fixture for your front door area.

- add a mailbox for decoration.

- choose house numbers in a contrasting color.

- make your home seem larger by adding flower pots in the same or similar color as your front door.

- select door hardware that you love. There are many styles & finishes to choose from such as gold, bronze, nickel, chrome & black.

- paint is easy to change so don't worry about making a mistake with the color, you can always change it.

Scale: measure your area so you can purchase furniture that fits your yard or patio. You need to leave a lot of room for you & your guests to move around.

Style: continue using your indoor style outdoors.

Focal Point: you need a focal point to anchor your eye just like your interior rooms. This could be an outdoor fountain, fire pit, established tree or a garden area.

Comfort & Durability: purchase the best furniture & accessories that you can afford. This will save you money in the long run by not having to replace them often.
